Hi, I’m Steph!
I’ve spent 25 years in the federal public service, spending the later part of my career juggling multi-million dollar procurement contracts — tracking budgets across fiscal years, navigating complicated financial rules, and translating all of it into plain language for people who needed to make real decisions.
It turns out that those skills travel well.
I retired from the public service to become a licensed mortgage agent with Breezeful where I help people find financing for all sorts of projects (from personal to commercial). I can compare rates across 30+ lenders and find financing that actually fits their situation. The math of mortgages, the strategy behind renewals, the difference between what your bank quotes and what you could actually get — that’s my world now.
The real estate obsession started earlier. Something about reading The Apprenticeship of Duddy Kravitz in high school rewired something in my brain. I’ve been studying the Canadian real estate market since 2001; purchased my first investment property in 2012 for $125,000, renovated it, put in tenants, and eventually sold it for much more than I paid it for.
To this day, I still think owning a home is one of the most reliable paths to financial freedom available to anyone.
Why “OPM”?
In real estate investing, OPM stands for Other People’s Money: using smart financing to build wealth instead of waiting until you can pay cash. That’s exactly what a good mortgage does, whether it’s your first home or your fifth door.
But I’m an Ottawa guy through and through. I grew up in Pineview and I’m raising my own family in the region, so OPM has a second meaning too:
