Two quick tools to help you plan your next move. Every situation is different, so treat the results as a starting point.
Ready to Own
Already paying rent? See what that rent could carry as a mortgage, what your income qualifies for, and whether your savings are ready for the down payment.
Assumptions (optional)
| What sets your budget | Max price |
|---|---|
| What your rent could carry | $0 |
| What your income qualifies for (minimum down payment) | $0 |
| Your budget, adjusted for your savings | $0 |

Investor: How much can I invest?
Enter the cash you have. See the highest purchase price it supports, what the mortgage would cost, and whether the property’s income passes the bank’s test.
How it works. The bank lends a set share of the price (the loan-to-value, or LTV). You cover the rest, plus closing costs:
Max price = cash ÷ (down payment % + closing %)
Example: $250,000 ÷ (20% + 1.5%) = $1,162,791 for a rental. For an apartment building at 15% down, the same cash reaches $1,515,152.
The price is only half the answer. For a 1–4 unit rental, you also qualify on your income. For a 5+ unit building, the lender checks that the building’s income covers the mortgage.
